Residential sales asking prices are falling on a national level when compared to data from the previous month, according to latest House Price Index report.

The average UK house asking price was £364,895 or 1.9% lower than in July 2023. At the same time, the number of agreed sales is 15% lower than in 2019, says Rightmove.

Although predictable, the summer/holiday slowdown has been linked to buyers’ seasonal switch to holiday arrangements and spending, as well as the current UK inflation rate and the recent rise in the Bank of England Base Rates.

The average asking price of a London property was £672,961, down 2.3% from the last month, and 0.7% up year on year.

 

Vendors who are sensitive to wider market forces are more likely to compromise on price, especially if forced, or wanting for any reason, to dispose of a property asset fast. And buyers who aspire to own a property will be around looking for a good value sale.

Recent research by the Centre for London finds that the number of available properties for sale is still 10% lower than this time in 2019. This detail is part of an ambitious analysis of the entire London Housing market. Demand for homes in the capital is far higher than existing supply, says the Centre for London, stating that the average rent in London is equivalent to 40% of average household income, compared to 26% across England.
