Battersea Power Station, London SW11

Battersea Power Station development reached a milestone by welcoming its first residents in the landmark Power Station historic building on 24 May 2021. Switch House West is the first residential section completed within the building which has been restored and transformed into a centre piece of this new SW11 riverside neighbourhood. Battersea Power Station is the Grade II listed building, a former coal-fired power station decommissioned in the 1980’s. Completions of remaining sections of this development phase, including residential homes for the Boiler House and the Switch House East, are expected later this year.  Also anticipated to complete later this summer is the Apple’s new London campus office space, which will then be fitted for use with plans to finally open in 2022. This phase of the development, Phase 2, is designed by WilkinsonEyre architects.

The heritage Power Station building is expected to be fully open to the public in 2022. It contains more than 100 retail outlets, bars, restaurants and be a stage for events, leisure spaces and visitor attractions one of which is the 109m high Chimney Lift Experience.

According to the latest report from the developer, the much-anticipated Gehry Partners and Foster + Partners section of the development or the Phase 3 incorporating the Electric Boulevard (high street) and buildings south of the Power Station with approx. 1,300 homes, is making good progress too.

Circus West Village, the first phase of the project set between the power station and Chelsea Bridge, received first tenants in 2017.

The development occupies 42-acre (over 8 million sq ft) of former industrial site set on the south banks of the Thames, in London’s Zone1. 19 acres has been dedicated to new public spaces including the river frontage and a 6-acre public park.

 

 

 

Embassy Gardens, London SW11

The opening of the suspended outdoor Sky Pool at Embassy Gardens marks a milestone for EcoWorld Ballymore, developers behind the Legacy phase at Embassy Gardens. This unique and stunning architectural feature, which links two Legacy buildings, celebrates the progress of the second phase of the development.  Legacy buildings occupy a prominent position within the Embassy Gardens’ master plan. They overlook the landmark American Embassy quarters and afford direct pedestrian route to the widest section of Embassy Square and the tree lined Linear Park. Access to the main concierge/ entrance building involves strolling underneath the awesome Sky Pool and through the intricately landscaped Ravine, a ‘temperate’ urban courtyard sanctuary away from the ongoing building work still taking place across Nine Elms. From the outside, the Legacy buildings draw attention with light reflecting green brick façade and generously sized overhanging balconies. Inside, on the ground floor level is the grand lobby/ concierge followed by a meeting room, dance studio, gym, business suite and lounge occupying level 1. Up on level 10 are the Sky Pool, Sky Deck, Orangery, Orangery lounge, bar, changing rooms, sauna and steam room.

Launched in September 2020, Modern is the next, final phase of Embassy Gardens development.  It comprises 160 luxury one and two bedroom apartments + 2 penthouses created by Benningen Lloyd designers. Modern properties overlook the Linear Park and the Thames and enjoy first class amenities of Embassy Gardens including access to the Sky Deck and Orangery rooftop bar, private cinema, indoor swimming pool, co-working areas and meeting rooms, two gyms, spa and steam rooms.

‘The design of the Embassy Gardens was inspired from the buildings of Manhattan’s Meatpacking District of the 1930s. The nine buildings of the project vary in style and size. They are arranged around courtyards to achieve maximum viewing space, daylight and amenity space. The masonry primarily includes brick that is given a new treatment providing it with built-to-last qualities. The top of each building features an open glazed head, rendering a unique quality and delineation from a distance.’

 

 

 

Nine Elms transport

The Northern line extension between Kennington and Battersea is making excellent progress and according to the latest Tfl updates (20 April 2021) this project is on course to complete in Autumn 2021. Finishing touches are being applied to both Battersea Power Station and Nine Elms Station. Stations’ entrances and exteriors are almost finished as well as their mechanical, electrician and power aspects housed underground.  Both stations are set in Zone 1 and sit on the Northern line extension from Kennington Station. Once operational, the Northern line train journey time from Battersea to the City and West End will take 15-min.
