Strong demand for London property recorded in first three months this year is expected to continue this Spring with the number of new instructions likely to slow down, as summarised by The Royal Institution of Chartered Surveyor’s recent report. Quoting its statistics, the OSN’s House Price Index for January ’21 reported that the number of new instructions fell for time since May ’21.

A recent survey by Savills concludes that the recent stamp duty holiday extension has made 39% of their respondents (buyers mostly in the market below £1mil) committed to move before the new deadline. The UK vaccination programme’s good progress has also made an impact on buyers, who are now more likely to return to the market and move within the next 24months. Low stock levels though will certainly limit the residential property market’s volume, especially for some popular home categories such as detached homes which are 31% down according to the February ’21 new instructions figures.

As for the market for the recently built apartments and flats, there is a variety of property types to consider outside London’s Prime, Travel Zone One area, as well as in many locations within the Greater London boundries. In the last three months of this year, Chase Evans Sales have concluded a steady number of transactions in new neighbourhoods of Canada Water, Putney, Dartford, Stanmore and Croydon, to name but a few.
