Deptford Landings, London SE8 - new homes to rent

Perhaps the nicest collection of brand new homes emerging this year in SE London, Deptford Landings apartments and duplexes are starting their market life under the challenging Covid-19 circumstances. Despite that, Londoners moving out and looking for a good value, quality new homes to rent must include these new additions and schedule viewings as soon as that becomes possible.

Firstly, these are fairly spacious and well-designed apartments featuring underfloor heating, large double glazing for maximum  natural light intake, top of the range appliances, smart space saving solutions and fittings, and with various layouts and plenty of private outdoor space in a form of a large private balcony or terrace.  Also, this completed section of Deptford Landings, with the landmark Victoria pub on the corner of Phase 1, is also a snug, medium size residential neighbourhood planned around a private landscaped garden and playground area. The living rooms of the east, street facing homes afford far reaching views of the river and glitzy towers of Canary Wharf and overlook the local park and the leafy street lined with mature trees. Through the nearby estate and away from the busy service roads, the development links with the Grand Canal Avenue, a beautifully landscaped pedestrian ‘highway’, which stretches all the way to the well-established, amenities rich Greenland Dock and Canada Water district. Soon, the Avenue will extend through the development as the Waterline, which will follow the historic route of the Grand Surrey Canal. Finally, the Thames is a pleasant stroll away from Deptford Landings, best accessed through Pepys Park and Foreshore. This promenade on the south bank of the river is part of the Thames Path and is flanked here by two red brick clad, old Victorian rum houses.

When it comes to the energy efficiency, Deptford landing homes are the winners: currently all are at the EF mark level B and CO2 emissions at lever A. The developer and the architect aim to achieve Code For Sustainable Homes level 4, and BREEM excellent. Deptford Landings has an onsite energy centre, operates an advanced rainwater attenuation system and has large rooftop space fit for installing chunks of photovoltaic cells as well as green and brown roof habitats for an advanced biodiverse site.

Looking at the cost of renting a home in Deptford Landings, the current rental rate for a two bedroom, two bathroom apartment with a balcony ranges from £400 to 450 pw, which is approx. 20-25% less than the asking rent for an apartment of similar size across the river in the densely built up E14.

So, there really is no reason why Deptford Landings should not be on the list of any Londoner looking for a rental upgrade in terms of space, affordability and lifestyle within Travel Zone 2.
