Upton Gardens E13 is a large re-development of West Ham United’s former Boleyn Ground stadium located a six-minute walk from Upton Park Underground station in London’s travel zone 3. 

There are over 800 new homes in 15 buildings in this east London regeneration district. At the heart of the development is a large, open green and traffic free space bordered on all sides by buildings topped with lush roof gardens.  

Developed by Barratt Homes, Upton Gardens is completing in phases with the last building due in 2022.

The development’s eco-friendly features are: high thermal performance glass for staying cool in summer and warm in the winter, the on-site energy centre for the whole site, 64 electric vehicle charge points and eight car club vehicles. 

Amenities include 24hr concierge services, landscape gardens, access to a residential fitness facility and cycle storage space. 

 

Upton Park area 

The town is centred on Green Street which is dotted with usual high street shops, eateries, restaurants and banks.  The area is vibrant and has plenty of grocery stores, salons, pubs and a movie theatre. Upton Park’s town plan shows a strict grid of tree lined streets with terraces, single family houses mostly in Victorian or Georgian style.

West Ham Park is the closest large green area to Upton Gardens, only a mile away and is fit for various sports' activities including football.

East Ham Central Park is also a wide open green space featuring a café and kids’ playground. Over two miles away is the Queen Elizabeth Olympic Park and London Stadium.
