Victoria Park Village London, Best places to live 2020

Victoria Park Village refers to a pretty urban settlement nestled on the north boundary of the majestic Victoria Park in Hackney. The area is defined by the traditional English village life features formed along the two major roads: Victoria Park and Lauriston Road.

Victorian and Edwardian terraces dominate the townscape here and there are various 20th century ‘infill’ developments too. So, the overall feel is: ‘quite removed from London’. There is no Tube – Mile End is the nearest Underground station, a 5-minute bus ride.  The leafy main roads are quiet are dotted with distinctive Victorian and Edwardian village shops housing a butcher, fishmonger, baker, greengrocer, a chip-shop and a specialist wine shop. And, there is the Victoria Park Market every Sunday!

The main attraction though is the adjacent Victoria Park, an award winning vast East London open space partially framed by the much-loved canals. It measures 213 acres filled with trees, gardens lakes and fields for large scale music festivals such as All Point East taking place in May. In addition to the big park, Well Street Common in another popular open green space loved by the Victoria Park Village community, a plane tree framed common with gardens and playgrounds and a perfect local open air stage for hosting various events.

In terms of property and housing the Village is a hotspot for contemporary ‘Don’t Move, Improve!’ projects giving new lease of life to many period structures often with added, superbly executed basement and garden extensions worth featuring in the respected Dezeen arch magazine. The newly finished family houses (infills) are rare and are usually set at the end of a period terrace. Architects love the challenge of designing in the vicinity of Victoria Park which is restricted by many conservation rules.  Although small in scale, the new projects here often exceed in quality and sustainability and are celebrated as exciting creative additions to the area.

London Fields and Cambridge Heath stations with London Overground services are nearby with direct trains to Liverpool Street, and Bethnal Green Underground station with Central line trains.
