London’s high-rise residential developments completing in 2020

Several striking central London residential tower developments completed in 2019 changing the UK capital’s skyline for ever and are now firmly stitched into the fabric of our city. The most talked about 2019 resi towers are One Blackfriars SE1, Two Fifty One SE1, the Atlas Building EC1, Principal Tower EC2 and Lexicon EC1V.

A string of new high-rise developments are expected to complete in 2020, but this time, the dazzling resi towers are constructed in East London instead. Park Drive, Spire, Wardian London, Landmark Pinnacle, The Madison and Newfoundland have the E14 postcode and are set in Tower Hamlets, specifically in Canary Wharf.  Tower Hamlets with Barking and Dagenham, Greenwich, Hackney, Newham and Waltham Forest form the so-called East London ‘Growth area’ or the London’s fastest expanding residential region.

10 Park Drive by Stanton Williams is adjacent to Canary Wharf’s South Dock and is part of the new Canary Wharf Corporation’s residential venture delivering over 340 luxury waterside apartments. If everything goes to plan, first residents are expected to move in in spring 2020, although the wait may be on for the landscaped gardens and the full range of luxury onsite facilities to emerge in this new neighbourhood.

Overlooking North Dock, a short walk away from West India Quay, is Spire London. This 67-storey tower by Greenland Group will add 861 suites, 1, 2 and three bedroom luxury apartments. Once complete and reaching 771ft in height above ground, Spire will claim to be the tallest residential tower in Western Europe. Designed by HOK.

Along Marsh Wall, overlooking the Thames and South Dock waters are Wardian London, Landmark Pinnacle and The Madison - all set to complete in 2020.

Wardian’s design by Glen Howells architects features extensive, wrap-around balconies and large inner courtyard areas which will enable residents to live and be part of a unique vertical sky garden environment set in the very heart of Canary Wharf. The developers EcoWorld and Ballymore are to deliver over 750 new homes in two Wardian towers.

Landmark Pinnacle by Squire and Partners is a slim and tall glass-glad skyscraper, part of the Landmark cluster development at the gateway of Canary Wharf and a stone’s throw from the Thames and the main Canary Wharf Pier. The south west apartments in this tower will arguably have some of the best, uninterrupted river and city views afforded from a London riverside development. The tower will join a group of buildings, including Newfoundland (residential tower completing in the second half of 2020, designed by Horden Cherry Lee) and One Bank Street ( Kohn Pedersen Fox with Adamson Associates), that will shine and dazzle over the Capital from the very edge of Canary Wharf.

The Madison is another glass-clad high-rise building comprising 300 high specification apartments and luxury onsite facilities including the Highline Club plus private viewing terraces overlooking Canary Wharf.  Developed by LBS Properties, The Madison is designed by Make Architects of 10 Park Drive interiors, the Atlas Building, 40 Leadenhall Street and London Wall Place, to name a few.

The above developments will add residential units to the Greater London’s new housing stock which, according to the recent report by Knight Frank, during the period 2017-18  had 31,723 net additional dwellings added - a 13% decline in new homes compared to the previous year.
