OUTER LONDON

The term ‘Outer London’ refers to a group of London Boroughs surrounding Inner London.  Together, they form the Greater London Authority. 

The Outer London population expanded significantly in the first half of the 20th century following the railway expansion and creation of new commuter towns outside London. The same trend has been noted in the last decade or so due to the steady Inner London house price growth driving residents out of Inner London, excellent transport links allowing them to keep their city jobs, as well as the significant lifestyle change amongst the younger population pursuing an active lifestyle. 

Outer London has also been referred to as ‘commuter belt’ as, according to a recent study, 23% of workers commute from outer London boroughs to Zone 1. 

London has 19 outer boroughs divided into four geographic areas:

• North - Barnet, Brent, Enfield, Haringey, Waltham Forest
• East - Barking & Dagenham, Bexley, Havering, Redbridge
• South - Bromley, Croydon, Kingston-upon-Thames, Merton, Sutton
• West - Ealing, Harrow, Hillingdon, Hounslow, Richmond-upon-Thames

Demand for properties in some of Outer London boroughs has been driven by professional couples and young families looking for flats and small houses. Many new residents are moving in to ‘try before buy’, giving themselves time and opportunity to get to know the area before purchasing.   Apart from homes’ affordability, the most important factors influencing couples and younger families to relocate to Outer London boroughs are: easy commute into town, better and more affordable primary and secondary schools and the pursuit of a more active lifestyle closer to the countryside. 

Outer London properties are enormously varied in terms of age, size, material and style. Crossrail (the first service running in 2018) is transforming Outer London’s town centres from Havering to Hillingdon and supporting a considerable investment in new homes and commercial space.
